docs: add dev environment caveats to AGENTS.md

Adds practical development environment notes to AGENTS.md under a new "Dev environment caveats" section. These notes capture non-obvious gotchas discovered during initial Cloud Agent environment setup:

• Node.js 24.14.0 requirement and vp install via official curl -fsSL https://vite.plus | bash installer (per https://viteplus.dev/guide/)
• Which demo pages work without AWS credentials
• Safe-to-ignore pnpm esbuild build script warning
• Test suite "hanging-process" warning is benign
